ITB 24-0020 Elmonica ES Office Renovation

Background
The Beaverton School District 48J is issuing this Invitation to Bid (ITB 24-0020) for the renovation of the front office and the addition of a new bathroom at Elmonica Elementary School.
This project is classified as a public works project under ORS 279C.800 to 279C.870, emphasizing the need for competitive bidding and compliance with public contracting laws.

Work Details
The General Scope of Work includes:
1. Complete renovation of the front office area at Elmonica Elementary School, including limited demolition, new electrical and plumbing installations, and new flooring.
2. Addition of a new bathroom adjacent to the front office.
3. The contractor will be responsible for supplying, storing, securing, and handling all required materials.
4. Protection of existing utilities and neighboring finishes during construction, with replacement or repair of any damaged surfaces such as sheet metal, exterior wall finishes, sidewalks, asphalt, and landscaping.
5. Daily cleaning of work areas and removal of construction debris.
6. Coordination with maintenance activities and school programs during the project timeline.
7. The use of Trimble Unity Connect for project management documentation.

Period of Performance
The project is scheduled to begin during the summer break of 2025, with work starting no earlier than June 16, 2025.
Substantial completion is expected by August 1, 2025, with final completion by August 8, 2025.

Place of Performance
The contract work will be performed at Elmonica Elementary School located at 16950 SW Lisa Street, Beaverton, Oregon 97006.
