Annual HVAC Service and Repairs -Medford

Background
The Oregon Liquor and Cannabis Commission (OLCC) is seeking to award a five-year contract to an Oregon licensed HVAC and repair/service company. The goal of this contract is to provide annual HVAC servicing and repairs for the OLCC Medford facility, which encompasses approximately 8,747 square feet of office space and storage. The agency aims to ensure that its HVAC systems are maintained in optimal working condition to support its operations.

Work Details
The contractor will provide the following services as needed:

1. Standard hourly service rate for scheduled work during normal business hours (8 AM - 5 PM PT, Monday through Friday, excluding holidays).
2. Exceptional hourly service rate for scheduled work outside of normal business hours (excluding weekends).
3. Emergency hourly service rate for unscheduled work during weekends.
4. A cap on mark-up percentage for parts and supplies needed for any of the above services.

Specific HVAC work includes:
- Maintenance and repair of package rooftop A/C units with gas heat.
- Maintenance and repair of rooftop heat pumps.
- Maintenance and repair of split systems.
- Controls work, including individual thermostats.
- Sheet metal and ductwork installation or repair.

The contractor must have the ability to diagnose, repair, and install new parts for HVAC systems upon written approval from OLCC. Additionally, the contractor must respond to emergency calls within one hour and have a technician on-site within two hours for after-hour emergencies.

Period of Performance
The contract will commence on October 1, 2024, and will run until September 30, 2027.

Place of Performance
The services will be performed at the OLCC Medford facility located in Medford, Oregon.
