Solicitation A10-03-26-9108-0 Revised Bid 2- Nowata County- Replacement Home

Background
The Housing Authority of the Cherokee Nation is seeking bids from qualified contractors for the demolition and turnkey construction of one (1) 2 Bedroom/1 Bathroom replacement home located in Nowata County. The home has tested positive for Asbestos Containing Material (ACM), necessitating safe work practices as outlined in the attached ACM report.

The goal of this contract is to provide a safe and compliant residential structure that meets the needs of the community.

Work Details
The contractor will be responsible for:
- Demolition and disposal of the existing home, including disconnecting utilities.
- Turnkey construction of a new 2 Bedroom/1 Bathroom home, which includes all necessary labor, materials, equipment, tools, permits, insurance, and supervision.
- The project must be completed within 120 working days from the Notice to Proceed. If not completed on time, a penalty of $1,000 per working day will be charged.
- Compliance with Davis-Bacon Wage Rates and local building codes.
- Installation of all utilities (electricity, water, sewer) and ensuring they are operational upon completion.
- Adherence to ADA requirements for accessibility features in the home.
- Provision of a termite treatment certificate prior to final inspection.

Period of Performance
The entire project must be fully completed within 120 working days from the issuance of the Purchase Order (P.O.), which acts as the Notice to Proceed.

Place of Performance
The work will be performed at 704 S. 1st St., Wann, OK 74083.

Bidder Requirements
Bidders must provide proof of current certification from the Cherokee Nation Tribal Employment Rights Office (TERO). They must also submit a Drug Free Workplace statement or agree to follow HACN's policy. Bidders are required to have prior experience in similar construction projects and provide references on their Previous Work History Form.
