REDEVELOPMENT OF 1700 Hughes Street

Background
The City of Cincinnati, through the Department of Community and Economic Development (DCED), is issuing this Request for Proposals (RFP) for the redevelopment of the property located at 1700 Hughes Street.

The goal is to select a qualified developer or development team to activate this vacant land, which is approximately 0.045 acres in size and located at the corner of Hughes and Schiller Streets. The site is significant for its potential to enhance the surrounding community and align with city policies and goals, including those established by Plan Cincinnati.

Work Details
The selected Offeror will be expected to facilitate the activation and development of the vacant land at 1700 Hughes Street. Proposals should address the following goals:
1. Create a development that aligns with city policies, particularly those established by Plan Cincinnati.
2. Apply a design approach consistent with the surrounding neighborhood.
3. Demonstrate responsiveness to community preferences, especially those outlined in the Over-the-Rhine 2002 Comprehensive Plan.
4. Create sustainable and energy-efficient buildings where possible.
5. Leverage investments made in the surrounding area.

The site is currently vacant but has one blighted building that must be addressed in any development plan. The parcel is zoned for Residential Multi-Family Use, allowing for multi-family dwellings and attached single-family dwellings.

Period of Performance
The RFP was released on August 13, 2024, with proposals due by September 17, 2024. The timeline for project completion will be determined based on the selected proposal.

The contract will be performed at 1700 Hughes Street, Cincinnati, OH, located within the incorporated limits of the City of Cincinnati.
