Public Works Roof Replacement

Background
The City of Beachwood, located in Cuyahoga County, Ohio, is seeking bids for the Public Works Roof Replacement project. The goal of this contract is to replace the existing roof system at the Public Works facility located at 23355 Mercantile Road, Beachwood, OH 44122. This project is part of the city's commitment to maintaining its infrastructure and ensuring safe and functional facilities for public services.

Work Details
The scope of work includes a complete tear-off and replacement of approximately 100,000 square feet of roofing system, with an alternate for an additional 50,000 square feet. The roofing system will utilize Thermoplastic-Polyolefin (TPO) materials. Specific tasks include:

1. Removal and replacement of the deteriorated metal deck (17,400 SF included in base bid).
2. Sandblasting and high-performance epoxy coating of interior deck beams/joists on 39,500 SF as an alternate.
3. Masonry restoration as indicated in the drawings.
4. Coordination with the Department of Public Works for site access and work timing affecting building interiors.
5. Provision of temporary utilities and securing the site during construction.

Period of Performance
The contract period will commence upon award and must be substantially completed within a specified number of calendar days from the date of commencement. Full operational capability is required by winter 2025.

Bidder Requirements
Bidders must provide a fully executed Non-Collusion Affidavit and evidence that they are authorized to do business in Ohio if incorporated outside the state. A certified or cashier's check or bid bond equal to ten percent (10%) of the total bid amount is required as a guarantee. Additionally, bidders must provide proof of general liability insurance ($1 million) naming the City as additional insured and evidence of workers' compensation coverage prior to contract execution.
