Parking Lot Patch/Seal/Paint -Asphalt

Background
The Ohio Department of Mental Health and Addiction Services is seeking services for the repair and maintenance of the parking lot at Summit Behavioral Healthcare, located at 1101 Summit Road, Cincinnati, Ohio 45237. The goal of this contract is to ensure the parking lot is safe and functional for users through necessary repairs and maintenance.

Work Details
The contractor will provide the following services: asphalt patching, crack sealing, sealcoating, and line striping/painting. Specific tasks include:

1. Asphalt Patching: Identify and mark deteriorated areas, saw cut and remove damaged asphalt sections (2-4 inches deep), compact sub-base material as needed, install new hot-mix asphalt, and clean the work area.

2. Crack Sealing: Clean cracks wider than 1/4 inch with high-pressure air or wire brush, apply hot rubberized crack sealant into cracks, remove excess material, and allow curing time.

3. Sealcoating: Power sweep and clean the asphalt surface, apply two coats of commercial-grade coal tar or asphalt emulsion sealer using squeegee or spray application, and allow curing before opening to traffic.

4. Line Striping and Painting: Re-stripe existing parking stalls, fire lanes, ADA accessible spaces, directional arrows using durable DOT-approved traffic paint; layout must comply with ADA and local codes; paint fire curb with paint/sand mixture (approx. 519 feet).

Period of Performance
The estimated start date for the project is June 1, 2025, with an estimated completion date of June 30, 2025. Work can be performed during daytime, nighttime, or weekend hours to minimize disruption.
