- Cedarville Opera House (12,600 SF): Restoration to original character, addition of contemporary amenities, ADA compliance, installation of elevators (including freight), restroom upgrades, MEP system upgrades, sanitary line repairs, installation of sprinklers and fire alarms, sound and lighting controls, video equipment, projection screens, high-speed internet access, dressing rooms, green room facilities, interior plaster/paint/woodwork restorations, seating repairs, exterior masonry tuckpointing, fire escape repairs, minor foundation repairs, refurbishment of exterior windows and trim. Street-level tenant spaces will be prepared as 'vanilla box' shell spaces for future tenants.
- Clifton Opera House (5,544 SF) & Clifton Union School Building (7,748 SF): Similar upgrades including warm-safe-dry provisions and code compliance items (e.g., elevators), restroom upgrades, MEP systems upgrades, installation of sprinklers and fire alarms. The school will have select rooms restored while mothballing the rest. Both buildings are in average to above-average condition with various events scheduled throughout the year.
Period of Performance
The anticipated schedule includes: CM Preconstruction Services Start on September 24, 2024; Construction Stage Notice to Proceed on May 11, 2025; Substantial Completion by December 31, 2026; CM Services Completion by January 31, 2027.
