HVAC Preventative Maintenance & Repair GT

Background
The Ohio Department of Veteran Services, specifically the Ohio Veterans Home Georgetown (OVH-G), is seeking bids for preventative maintenance of HVAC equipment located at 2003 Veterans Blvd, Georgetown, OH 45121. The goal of this contract is to ensure the proper functioning and maintenance of HVAC systems to meet the needs of the facility and its residents. The contractor will be responsible for developing, coordinating, and overseeing a preventive maintenance and repair program that adheres to industry standards.

Work Details
The contractor will provide an equipment assessment and develop a preventive maintenance plan that includes:
- Monthly preventive maintenance manual
- Periodic inspections (e.g., opening boilers for five-year inspections)
- Regular service of covered equipment
- Compliance with manufacturer’s recommended maintenance schedules
- All costs related to local or state periodic inspections and certifications must be included in the monthly maintenance cost.
- Emergency service response within 4 hours of initial call.
- Regular repair calls must be acknowledged by the next business day, with appropriate staff on-site within two business days for inspection.
- Monthly meetings with OVH staff to discuss preventive maintenance issues.

Period of Performance
The contract will commence upon award and will continue until all services are completed as per the specifications outlined in the solicitation.

Place of Performance
All work will be performed at the Ohio Veterans Home located at 2003 Veterans Blvd, Georgetown, OH 45121.

Bidder Requirements
Only suppliers on Index # MAC038 are eligible to bid. Contractors must comply with all applicable federal, state, and local laws and regulations including drug-free workplace policies. They must also provide proof of qualifications upon request and ensure that all personnel performing services are properly trained or certified.
