Automatic Door Preventative Maintenance Contract

Background
The Cuyahoga County Department of Public Works is seeking to procure the services of a qualified contractor for the Automatic Door Preventative Maintenance Contract. The goal of this contract is to ensure that automatic doors at various County locations are maintained according to manufacturer recommendations, thereby securing proper operation and extending their performance life.

Work Details
The contractor will provide Inspection and Preventative Maintenance Services and Repairs for a total of 61 automatic doors (57 swing and 4 slider) across 12 different facility locations. Services include: annual onsite inspections for each entrance system, detailed reports evaluating door conditions, routine repairs, emergency repairs, and parts procurement as needed.

Specific tasks include tuning door sensors, checking operators for leaks, inspecting electrical and hydraulic components, testing activation components and safety features, measuring door speeds and pressures, tightening moving parts, and ensuring compliance with safety standards. All debris from service must be removed responsibly. The contractor must also comply with all applicable Ohio regulations.

Period of Performance
The contract will be executed over a two-year period with an option for one additional year of renewal.

Place of Performance
Services will be performed at various locations in Cuyahoga County including but not limited to the Justice Center, Juvenile Justice Center, Courthouse Square, Animal Shelter, Board of Elections, and others as listed in the specifications.

Bidder Requirements
Bidders must have a minimum of ten years of experience in automatic door maintenance. Technicians must have at least five years of relevant experience or be factory authorized service technicians. Additionally, contractors must provide an inspector/technician with current AAADM certification and knowledge of ADAAG guidelines. Insurance requirements include general liability coverage with specified limits and worker's compensation as per Ohio law.
