Battery Park City Authority d/b/a Hugh L. Carey Battery Park City Authority ( BPCA ), a New York State public benefit corporation created pursuant to New York State Public Authorities Law, is seeking to retain a firm to provide BPCA with Sprinkler Standpipe Inspection, Testing, Repair and Maintenance Services at various locations in Battery Park City in Lower Manhattan, as more fully set forth in the Request for Proposals and its attachments.
These services shall include but are not limited to: (i) routine inspection and maintenance
services, (ii) non-routine maintenance, repair, and emergency repair services (iii) and testing required by New York Fire Department ( FDNY ) and National Fire Protection Association ( NFPA ). A detailed scope of work for which the selected Proposer will be responsible is attached as Exhibit A: Scope of Work to the Request for Proposals document.

Background
Battery Park City Authority (BPCA), a New York State public benefit corporation, is seeking to retain a firm for Sprinkler Standpipe Inspection, Testing, Repair and Maintenance Services at various locations in Battery Park City, Lower Manhattan. BPCA was created to finance, develop, construct, maintain, and operate Battery Park City as a mixed-use community with residential and commercial spaces along with parks and recreational areas. The goal of this contract is to ensure the safety and compliance of the sprinkler standpipe systems in accordance with New York Fire Department (FDNY) and National Fire Protection Association (NFPA) standards.
Work Details
The selected firm will provide the following services:
1) Routine inspection and maintenance services including monthly inspections of supply pressure, system pressure, gauges, control valves, alarm valves;
2) Non-routine maintenance and emergency repair services;
3) Testing required by FDNY and NFPA;
4) Quarterly inspections including verification of automatic drains and testing water flow alarms;
5) Annual inspections involving lubrication of control valves and inspection of sprinkler heads;
6) Five-year Siamese connection system pressure tests;
7) Emergency response within three hours of notification from BPCA.
The work will be performed at specified locations including 22 Battery Place, 75 Battery Place, and Wagner Park Pavilion.

The contract term is five years.

Services will be performed at various locations in Battery Park City, Lower Manhattan, NYC.
