Preventive Maintenance of Building Management System (BMS) & Ancillary Equipment

Background
The New York State Office of Mental Health (OMH) and Bronx Psychiatric Center are seeking to procure a contractor for Preventive Maintenance of the Building Management System (BMS) and ancillary equipment at the Bronx Psychiatric Center, located at 1500 Waters Place, Bronx, NY 10461.
This contract aims to ensure the proper functioning and maintenance of critical systems that support the facility's operations.

Work Details
The contractor will provide preventive maintenance services for the Building Management System (BMS) and ancillary equipment. The specific tasks include:
- Regular inspections and servicing of BMS components as outlined in Appendix D of the contract.
- Adherence to the schedule matrix provided in Exhibit C.
- Completion of preventive maintenance tasks detailed in Exhibit A.
- Maintenance logs must be kept as per Exhibit E requirements.
- The contractor is responsible for ensuring compliance with New York State Department of Labor prevailing wage rates applicable to this contract.

Period of Performance
The contract will commence upon award and will continue for a term defined after bid award, with potential renewal terms as specified in the agreement.

Place of Performance
The services will be performed at Bronx Psychiatric Center, located at 1500 Waters Place, Bronx, NY 10461.

Bidder Requirements
Bidders must be Service-Disabled Veteran-Owned Businesses (SDVOB) or meet other specified certifications.
There are no set-aside goals for SDVOB or Minority/Women Business Enterprises (MWBE) for this contract.
Bidders must comply with all relevant insurance and bonding requirements as outlined in Appendix G.
