Background
The New York State Office of Mental Health (OMH) and Nathan S. Kline Institute are seeking a contractor to provide Full Service Warranty Maintenance for its elevators. This contract aims to ensure the proper functioning and maintenance of elevator systems critical to the operations of the facility.
Work Details
The contractor will provide Full Service Warranty Maintenance for elevators as outlined in Appendix D of the Contract. This includes all repairs and emergency callback services, except for damages caused by fire, acts of God, or willful destruction by facility employees, clients, or visitors.
The facility reserves the right to alter service scheduling as necessary. The contract also covers a new elevator installation anticipated during Year 2 of the contract, which will be included under this maintenance agreement once commissioned. All costs related to subcontractors must be included in the quoted prices/rates.
Period of Performance
The contract term is from January 1, 2026, to December 31, 2030.

140 Old Orangeburg Road, Orangeburg, NY 10962, Rockland County.
Bidder Requirements
Bidders must meet Minority and Women Business Enterprises (MWBE) participation goals of 16% MBE and 14% WBE, along with a Service-Disabled Veteran-Owned Business (SDVOB) goal of 6%. Bidders are required to comply with New York State Department of Labor Prevailing Wage Rates.
Additionally, bidders must adhere to the Procurement Lobbying Act and can only communicate with the designated point of contact during the restricted period.
