Background
The University of Nevada, Las Vegas (UNLV), part of the Nevada System of Higher Education (NSHE), is seeking proposals for Residential Property Management Services at 4700 S. Maryland Parkway, Las Vegas, NV 89119.

This RFP aims to engage a qualified contractor to manage a communal residential property comprising 125 residential units and 169 beds, along with supporting amenities. The goal is to ensure effective management and maintenance of the property while providing high-quality services to residents.

Work Details
The selected contractor will provide comprehensive property management services, which include but are not limited to: managing the leasing process, tenant relations, maintenance and repairs, financial management including rent collection and budgeting, compliance with local laws and regulations (NRS Chapter 338), and oversight of property amenities such as pools and fitness centers.

The contractor must also provide a sample lease agreement with their proposal. The managed area includes approximately 65,749 net square feet of common area and amenity space supporting residential use.

Period of Performance
The initial term of the contract will be five (5) years, with the possibility of extending for up to two additional two-year option periods based on satisfactory performance and funding availability.

Place of Performance
The services will be performed at 4700 S. Maryland Parkway, Las Vegas, NV 89119.

Bidder Requirements
Proposers must be licensed in accordance with NRS 645 for Property Management. They should demonstrate familiarity with NRS Chapter 338 and comply with all applicable laws.

Proposals must include evidence of qualifications and experience in managing similar properties.
