Commercial and Residential Real Estate Appraisal Services

Background
The City of Boulder City is seeking to establish a list of qualified appraisers and real estate valuation firms with experience in commercial real estate appraisal services. The goal is to provide appraisal services for long-term ground leases related to retail, office, and industrial developments, as well as for small parcel sales to adjacent residential landowners.

Work Details
The selected firms will provide appraisal services for City-owned commercial ground leases in preparation for public lease offerings. Services include establishing values for leased fee estates and determining land values for small parcels intended for sale.

Appraisal assignments may vary based on specific development intents, including utility-scale renewable energy projects, communications sites, aviation uses, and small parcel land sales. Consultants must hold a Certified General Appraiser Certificate from the State of Nevada or obtain a permit if certified in another state. They must also possess an active Boulder City business license. Upon contract award, consultants are required to participate in a mandatory Pre-Appraisal consultation scheduled by the City.

Period of Performance
The contract period will begin upon award and will continue as projects arise, with fees negotiated accordingly.

Place of Performance
The services will be performed within Boulder City, Nevada.

Bidder Requirements
Firms must hold an Appraiser Certificate as a Certified General Appraiser issued by the State of Nevada or obtain a permit if certified in another state. They are required to have an active Boulder City business license and provide evidence of insurance that includes workers' compensation, commercial general liability, automobile liability insurance, and professional liability errors & omissions coverage.
