Charleston Heights Arts Center/5th Street School Theater Renovation

Scope of Work:
The City of Las Vegas is seeking qualified construction manager/general contractor applicants to provide Construction Manager at Risk (CMAR) services for the Charleston Heights Arts Center/5th Street School Theater Renovation Project. The selected contractor will be responsible for:

• Conducting constructability reviews
• Preparing construction cost estimates
• Offering advice and project analysis
• Providing feedback on materials, methods, systems, schedule, labor, and other construction conditions
• Assisting with subcontractor selection for the development and construction of the project

The project sites are located at 800 South Brush Street and 401 South 4th Street, with an estimated project cost of $5,700,000.

This solicitation is issued by the City of Las Vegas ("Owner").

Project Background:
The Charleston Heights Arts Center/5th Street School Theater Renovation Project aims to enhance and upgrade the facilities at the specified locations. The City is inviting proposals from experienced construction managers/general contractors capable of delivering comprehensive preconstruction and construction services.

Contract Requirements:
Preconstruction services are expected to commence in September 2026. Construction activities are anticipated to begin in April 2027, with project completion estimated for February 2028.
