Real Estate Services for Paseo del Volcan Project Completion

Background
The New Mexico Department of Transportation (NMDOT) is seeking to complete the Paseo del Volcan project, which involves the extension of NM 347 between Interstate 40 and Unser Blvd in Bernalillo and Sandoval Counties. The goal of this contract is to secure the necessary right-of-way for construction, ensuring compliance with federal and state regulations.

Work Details
The contractor, SelectROW, will provide real estate services for the acquisition of approximately 210 parcels in Sandoval County, excluding those owned by AMREP Southwest, Inc. This includes relocating approximately 13 structures and managing approximately 197 non-right-of-way remnants.

The contractor will perform general acquisition services, including contacting property owners, negotiating property rights, and submitting completed payment packages to the NMDOT Acquisition Unit Supervisor or condemnation packages to the NMDOT Office of General Counsel. Additionally, relocation assistance will be provided to eligible residential and business occupants in accordance with federal regulations. All appraisals must comply with relevant laws and standards, including the Uniform Standards of Professional Appraisal Practice (USPAP).

Period of Performance
The term of the prospective contract is one year.

Place of Performance
The services will be performed in Sandoval County, New Mexico.

Bidder Requirements
SelectROW must comply with all federal and state laws regarding title and escrow services, title insurance, and appraisal standards. Appraisers must be General Certified Appraisers certified by the New Mexico Real Estate Appraisers Board.
