Yancey County Schools (YCS) is seeking qualifications from construction management firms to provide Construction Management at Risk (CMAR) services for multiple renovation projects across the district. The selected firm will engage in the Schematic Design Phase alongside YCS and their architect, McMillan Pazdan Smith Architecture. Work Details
The selected firm will be responsible for various renovation projects, including:
- Mountain Heritage High School: Roof replacement on the principal building; replacement of wood flooring and bleachers in the gymnasium.
- Cane River Middle School: Replacement of HVAC system at the gymnasium and media center addition; replacement of windows at the gymnasium.
- East Yancey Middle School: Replacement of HVAC system at the gymnasium and media center addition; replacement of windows at the gymnasium.
- Burnsville Elementary School: Roof replacement on the original building.
The CMAR will provide pre-construction phase services including administration, estimating, scheduling, and construction phase services such as general administration, reporting/communication, construction contract bidding/procurement, project accounting, permits and inspections, and warranty management.

Bidder Requirements
Respondents must be fully licensed and certified for the type of work to be performed in North Carolina at the time of submission. Joint ventures will not be considered. The selected firm must maintain required insurance including Professional Liability ($2M), Public Liability ($1M each person/accident), Automobile Liability ($1M each person/accident), and Workers’ Compensation (statutory minimum).
