Background

The goal of this contract is to provide suitable office space for state personnel and equipment to facilitate their operations effectively.

Work Details
The leased space must meet specific requirements including:
- Approximately 3,519 net usable square feet.
- Ground level preferred; if on an upper floor, an elevator with wheelchair access is required.
- The space must include adequate toilet facilities that are accessible and compliant with the ADA.
- A minimum of 90 electrical outlets and 50 telecommunication outlet boxes are required.
- The layout should accommodate various office types including senior-level offices, function-based offices, a reception area, conference rooms, and storage areas.
- The proposal must include a detailed floor plan showing the layout of the offered space.
- Parking provisions include 5 client parking spaces (1 handicapped), 11 employee parking spaces if provided at no extra charge, and 2 spaces for state vehicles.
- The lease term is expected to be between 8 to 10 years with renewal options desired.

Period of Performance
The possession of the space is required by July 1st, 2026 or as soon thereafter as possible. Construction must begin within six months from Council of State approval.
