HVAC Preventative Maintenance Service McLeansville

Background
The North Carolina Department of Public Safety is seeking competitive bids for HVAC preventative maintenance services for the North Carolina National Guard at the Regional Readiness Center and Field Maintenance Shop located at 4250 Burton Rd, McLeansville, NC.
The goal of this contract is to ensure optimal performance of HVAC systems, extend equipment life, and reduce costly repairs through scheduled maintenance.

Work Details
The contractor will provide scheduled preventative maintenance for HVAC systems, which includes quarterly inspections and tasks as outlined in a Maintenance Checklist.
Specific tasks include:
- Cleaning evaporator and condenser coils
- Inspecting refrigerant levels
- Adjusting temperature/pressure controls
- Inspecting wiring and breakers
- Tightening electrical connections
- Testing fan motor operation
- Inspecting fans and belts
- Cleaning or replacing air filters
- Inspecting gas or electric heaters
Emergency services and additional repairs will be available at an agreed-upon prevailing rate.
The contract covers 18 condensers, 124 VAV/VRF units, and 5 mini-splits. Payments are due after each quarterly visit.

Period of Performance
The initial term of the contract is one year from the effective date of execution, with options to renew for up to two additional one-year terms.

Place of Performance
Services will be performed at the North Carolina National Guard facilities located at 4250 Burton Rd., McLeansville, NC 27301.

Bidder Requirements
Vendors must be registered with the North Carolina Secretary of State and in good standing.
They must complete various attachments including a pricing form and HUB supplemental vendor information.
Vendors are required to undergo background checks for personnel performing services under this contract.
