Elevator Modernization and Code Compliance Upgrades for Buildings S201 and S203

Background
The Rowan-Cabarrus Community College is seeking to modernize two existing hydraulic 3-stop elevators located in Buildings S201 and S203. The goal of this contract is to ensure that the elevators and their components comply with the 2019 Edition of the North Carolina Elevator and Escalator Code, as well as other applicable codes. The project aims to provide a turnkey installation without additional funding from the Owner.

Work Details
The work includes the modernization of two existing hydraulic elevators, one in Building S201 and one in Building S203. Specific tasks include:
- Bringing elevators into compliance with the 2019 North Carolina Elevator and Escalator Code.
- Hiring Owner-approved subcontractors for necessary support work.
- Modifying, retrofitting, or replacing existing lighting fixtures as described in the drawings.
- Scheduling work to avoid disrupting normal building operations, which may require night, weekend, or holiday work.
- Ensuring no damage occurs to ceiling tiles or building surfaces during construction; any damage must be repaired at the contractor's expense.
- Installation of mini-split HVAC systems for elevator machine rooms during occupied stages of the project.

Period of Performance
The contract performance period begins on April 23, 2026, with a completion deadline set for July 21, 2026.

Place of Performance
The work will be performed at Rowan-Cabarrus Community College, located at 1531 Trinity Church Road, Concord, NC 28027.

Bidder Requirements
Bidders must be licensed General Contractors in North Carolina with experience in elevator modernization. They are required to hire Owner-approved subcontractors and must register with the North Carolina Electronic Vendor Portal prior to submitting a proposal. HUB certified contractors are encouraged to bid.
