Designer Services Needed for Kenan Labs Renovation at UNC Chapel Hill

Background
The University of North Carolina at Chapel Hill (UNC) is seeking designer services for the renovation of Kenan Laboratories, a ten-story teaching laboratory facility built in 1968. This project aims to enhance the infrastructure and functionality of the facility, which serves the Chemistry and Applied Physical Sciences Departments. The contract will focus on an Advanced Planning Study to guide the renovation efforts, building upon previous upgrades completed in 2019.

Work Details
The scope of work includes:

1. Preparation of an Advanced Planning Study that encompasses programming and planning for classroom, office, and laboratory suites across multiple floors:
- Ground Floor: Physical Chemistry Labs & Offices
- Floor 1: Classrooms & Offices
- Floor 2: Offices
- Floor 3: Inorganic Chemistry Labs (hood intensive)
- Floor 4: Inorganic & Organic Chemistry Labs (hood intensive)
- Floor 5: Physical, Polymer & Analytical Labs (some hood intensive)
- Floor 6: Analytical Labs (NOT hood intensive)

2. Renovation planning for existing HVAC, Plumbing, and Electrical systems serving floors Ground through 4, including:
- Replacement of three original Air Handling Units (AHUs)
- Addition of an emergency generator

3. Design services required include Architecture, Structural Engineering, Mechanical Engineering, Electrical Engineering, Plumbing Engineering, Telecommunications, Fire Alarm & Fire Protection.

4. Documentation preparation at SD (Schematic Design), DD (Design Development), and CD (Construction Documents) levels.

5. Inclusion of Life-cycle Cost Analysis and Phasing & Construction Staging Plans.

6. A Cost Estimation firm must be part of the design team to provide Project Budget Cost Analysis.

Period of Performance
The project is currently authorized for advance planning only; specific timelines for full design and construction will be determined based on the selected firm's performance and university options.

Place of Performance
The contract work will be performed at Kenan Laboratories located off South Road at UNC Chapel Hill.
