REQUEST FOR QUOTATION (RFQ) MDC-FY25-0040-SL: Leased Office Space - Cape Girardeau, MO

Background
The Missouri Department of Conservation is seeking qualified individuals and organizations to provide leased office space for its Science Branch. The goal of this contract is to secure 8,136 net rentable square feet of office space located within two miles of the city limits of Cape Girardeau, Missouri. This facility will support the operations of the Department and its mission to manage and protect Missouri's natural resources.

Work Details
The contractor will provide a total of 8,136 net rentable square feet, which includes:
- Office Space: 836 square feet
- Climate Controlled Storage: 1,300 square feet
- Non-Climate Controlled Storage: 6,000 square feet.

The facility must accommodate 16 employees with a minimum of 25 parking spaces (including one accessible space). The layout should include male and female restrooms, a unisex restroom, workstations for four employees, and necessary data/telecommunications infrastructure. The contractor is responsible for ensuring compliance with all applicable building codes and standards, including ADA requirements. Additional services include pest control, lawn care, snow and ice removal, and trash removal.

Period of Performance
The initial lease period will commence on July 1, 2025, and end on June 30, 2026. There are options to renew the lease for four additional one-year periods.

Place of Performance
The leased office space must be located within two miles of the city limits of Cape Girardeau, Missouri.

Bidder Requirements
Bidders must comply with local zoning requirements and demonstrate ownership or an option to purchase the proposed site. They must also provide a 'Vendor No Tax Due' certificate confirming compliance with Missouri sales tax regulations. Additionally, bidders are encouraged to submit any variances from specifications in their proposals.
