25-058 Police Department Roof Replacement

Background
St. Charles County Government is seeking bids for the replacement of the roof at the Police Department due to hail damage. The project aims to ensure the integrity and safety of the facility, which is critical for the operations of the Police Department.

Work Details
The contract includes the following key components:

1. **Main Police Department Building (approximately 48,500 sq. ft.)**:
- Remove all existing roofing and insulation to the deck and dispose of legally.
- Inspect deck for areas needing repair or replacement.
- Install two layers of 2.6”x4’x8’ polyisocyanurate insulation, mechanically attached to the steel deck, complying with wind uplift requirements.
- Install a .060 attached TPO roof system, Class A fire rated, according to manufacturer specifications.
- Provide a twenty-year material and workmanship warranty with 72mph wind coverage.

2. **Police Department Garage (approximately 6,000 sq. ft.)**:
- Similar removal and installation process as the main building with specific attention to insulation and roofing systems.

3. **Police Department Entranceway (approximately 1,200 sq. ft.)**:
- Remove existing standing seam panels and install new 24-gauge Kynar coated steel panels.

4. **Carport (approximately 4,000 sq. ft.)**:
- Remove existing metal roof and install new sheet metal components fabricated from 24-gauge Kynar coated steel.

5. **Alternates**: Options for fully adhered TPO roofing or SBS roof system in lieu of mechanically attached TPO for both main building and garage.

6. **Sheet Metal Work**: Installation of new coping caps, scuppers, collector boxes, and downspouts fabricated from specified materials.

7. **General Conditions**: Compliance with OSHA regulations, insurance requirements, and prevailing wage laws.

Period of Performance
The contract is expected to be effective for approximately nine months from the date of notice of award, with an option for renewal for an additional three-month period.

Place of Performance
The work will be performed at St. Charles County Police Department located at 101 Sheriff Dierker Ct., O’Fallon, MO 63366.
