St. Clement's Island Museum Construction

Background
The St. Mary's County Government, Department of Public Works and Transportation is seeking qualified contractors to provide sealed bids for the demolition and construction of the St. Clement’s Island Museum located in Coltons Point, Maryland.
The goal of this contract is to establish a Lump Sum Contract for construction services that will result in a new facility serving as a museum, which aligns with the County's mission to enhance community resources and cultural heritage.

Work Details
The work includes:
1. Demolition of the existing building (approximately 4,750 S.F.) down to the footings, which will be reused for the new construction.
2. Construction of a new two-story facility totaling 9,450 S.F., including office space, meeting/training rooms, library, museum store, exhibit areas, restrooms, decks (accessible ramp and observational), elevator, staircases (3 total), loading dock, site work, landscaping, and installation of mechanical, electrical, plumbing systems along with fire suppression systems.
3. Installation of utilities including a three-phase electrical line and HVAC systems with direct digital controls for climate management.
4. Compliance with all federal, state and local regulations as outlined in the contract documents.

Period of Performance
The contract is expected to commence upon award and continue until project completion as specified in the contract documents.
The exact duration will be determined based on the contractor's proposed schedule but must adhere to all stipulated timelines.

Place of Performance
The project will be performed at 38370 Point Breeze Road, Colton’s Point, MD 20626.

Bidder Requirements
Bidders must demonstrate that at least 7.5% of the work will be performed by their own forces.
Additionally, bidders are required to comply with all necessary permits and regulations as specified in the solicitation documents.
