Background
The University of Maryland College Park, a leading public research university, is seeking proposals for property management services for its designated properties located in or near College Park, Maryland. The goal of this contract is to ensure effective management and operation of the University Properties, which include various office spaces and facilities serving multiple tenants and functions.

Work Details
The selected property manager will provide full-service commercial property management services for the University Properties, which include:

1. **Diamondback Garage** - 20,300 SF Office with multiple tenants.
2. **Cypress Building** - 8,400 SF Office/Warehouse.
3. **Artemesia Building** - 47,000 SF Office with multiple tenants.
4. **Anacostia Building** - 107,274 SF Office/Library.
5. **Paint Branch Building** - 32,101 SF Office/Lab (single tenant).
6. **Patapsco Building** - 23,853 SF Office/Lab/Shop (fully vacant).
7. **Bright Horizons Child Care** - 12,600 SF Child care center.
8. **Metzerott Road** - 3.8 acres of vacant land.

Key responsibilities include:
- Collecting rent and payments from tenants;
- Hiring and supervising maintenance personnel;
- Managing operating expenses such as utilities and taxes;
- Maintaining accurate financial records;
- Providing monthly financial reports to the University;
- Ensuring compliance with applicable laws;
- Managing any tenant improvement projects as directed by the University.

Period of Performance
The contract will commence upon signing and will last for one year, with the option to renew for up to four additional one-year terms at the University's discretion.

Place of Performance
The services will be performed at various properties owned or controlled by the University of Maryland located in or near College Park, Maryland.
