Background
The Cape Cod Lighthouse Charter School, a Commonwealth Charter School located at 195 Route 137, Harwich, Massachusetts, is seeking proposals for the interior office reconfiguration of its facility. The goal of this project is to better support operational needs and improve overall space utilization within the school’s office areas.

Work Details
The project includes the following scope of work:

1. **Design Development**: Conduct walkthroughs to evaluate existing conditions, meet with stakeholders to determine spatial needs, review architectural drawings, propose layout options for a reconfigured main office, reduced-size business office, new single-user office, and retention of co-office while ensuring compliance with ADA and fire safety regulations. Prepare scaled design drawings and material recommendations.

2. **Demolition & Preparation**: Selective demolition of non-load-bearing walls and relocation of electrical/data/HVAC systems as needed.

3. **Construction & Layout Modifications**: Construct new partition walls for the additional single office and reconfigure existing spaces; install doors and sound-insulating materials; reframe the business office while maintaining functionality.

4. **Interior Finishes**: Repair affected floors, ceilings, and walls; install new finishes consistent with existing ones.

5. **MEP (Mechanical, Electrical, and Plumbing)**: Modify electrical/data outlets and adjust HVAC systems as required.

6. **Compliance & Coordination**: Ensure all work complies with building codes and coordinate with building staff to minimize disruption.

Period of Performance
Work shall commence after selection is made and prior to the due date of July 16th, 2025.

Place of Performance
The contract will be performed at Cape Cod Lighthouse Charter School located at 195 Route 137, Harwich, MA 02645.

Bidder Requirements
Bidders must have project-related prior experience in interior construction projects with references provided. If selected for the project exceeding $25,000, a 50% payment bond is required. Compliance with Massachusetts Labor Harmony and OSHA requirements is mandatory along with payment of prevailing wages. A Statement of Compliance with Massachusetts tax laws must also be submitted.
