Roof Inspections, Preventative Maintenance & Emergency Repairs - Region 2

Background
The Massachusetts Trial Court, Office of Court Management, Facilities Management & Capital Planning Department is seeking proposals for Roof Inspections, Preventative Maintenance, and Emergency Repair Services. The goal of this contract is to ensure the integrity and longevity of the roofing systems across various Trial Court buildings in Region 2. This initiative aims to minimize roof failures and extend service life through regular inspections and maintenance.

Work Details
The contractor will provide comprehensive services including:

1. **Inspections and Preventative Maintenance**: Conducting preventive maintenance on all roofing systems as specified in Appendix H. This includes providing personnel, materials, tools, and equipment necessary for inspections and maintenance tasks. Reports must be submitted after each service call detailing tasks performed.

2. **Emergency Services**: Providing emergency repairs on a 24/7 basis as needed, with a response time of two hours after notification.

3. **Parts and Complete Replacement**: The contractor must invoice separately for parts used during emergency repairs.

4. **Thermal Roof Scans**: Conducting thermal scans at the start of the contract and when water infiltration is suspected.

5. **Inspection Reports**: Detailed reports must be provided after each inspection, including photographs of issues found, a key or code for identified problems, projected life expectancy of roofs, and cost estimates for repairs.

Period of Performance
The initial period of performance is from May 1, 2025, to June 30, 2027. There are options for two renewal periods: Renewal Period #1 from July 1, 2027, to June 30, 2028; Renewal Period #2 from July 1, 2028, to June 30, 2029.

Place of Performance
Services will be performed at various locations within Region 2 of the Massachusetts Trial Court system.
