Roof Inspection, Preventative Maintenance and Emergency Service - Region 1

Background
The Massachusetts Trial Court, Office of Court Management, Facilities Management & Capital Planning Department is seeking proposals for Roof Inspection, Preventative Maintenance, and Emergency Repair Services for the roofing systems of Trial Court buildings in Region 5. The goal of this contract is to minimize the incidence of roof failures and extend the service life of the roofing systems through regular inspections and maintenance.

Work Details
The awarded contractor will provide the following services:

1. **Inspections and Preventative Maintenance Service:**
- Conduct preventive maintenance on all roofing systems as identified in Appendix H.
- Furnish all personnel, parts, materials, test equipment, and tools necessary for inspections.
- Provide copies of preventive maintenance reports with invoices.
- Issue service reports detailing tasks to be performed during scheduled work.
- Perform planned preventive maintenance during normal working hours (Monday to Friday, 7:30 a.m. to 4:00 p.m.).
- Certify all anchor points for fall protection annually as per OSHA standards.

2. **Miscellaneous and Emergency Service:**
- Provide emergency repairs on a 24/7 basis as requested by the Trial Court.
- Respond to emergency situations within two hours after notification.

3. **Repair Services:**
- Provide estimates for repairs identified during inspections, including emergency repairs that require immediate attention. All repairs must be warranted for one year following completion.

Period of Performance
The initial period of performance is from May 1, 2025, to June 30, 2027, with options for two renewal periods: Renewal Period #1 from July 1, 2027, to June 30, 2028; Renewal Period #2 from July 1, 2028, to June 30, 2029.

Place of Performance
Services will be performed at various locations within Region 5 of the Massachusetts Trial Court system.
