RFP #@6-03 Sale of the Former Davol School

Background
The City of Fall River, acting through its Mayor and City Council, is seeking proposals for the sale of the former Davol School, which includes both the building and land located at 112 Flint Street. The property is being sold in 'as is' condition, and the City does not make any representations or warranties regarding it.

Work Details
Proposals must meet minimum specifications including Allowed Reuse and set benchmark provisions. The minimum starting bid for the property is set at $355,000. A bid deposit equal to 5% of this amount, totaling $17,750, is required. Bidders must submit two separate sealed envelopes: one for the Development Proposal and another for the Price Proposal as per submission requirements outlined in the RFP. Additionally, a Disclosure of Beneficial Interest must be completed by each proposer and filed with the Department of Capital Asset Management Real Estate Division prior to conveyance of real property.

Period of Performance
The solicitation packages will be available starting August 15, 2025. Sealed bids are due by 2:00 PM on September 19, 2025. The contract will be awarded within thirty (30) working days following the bid opening.

The contract will be performed at the location of the former Davol School at 112 Flint Street, Fall River, MA.

Bidder Requirements
Bidders are responsible for timely delivery of their proposals. Proposals received after the specified deadline will be deemed unresponsive. An optional on-site tour will occur on August 25, 2025, requiring pre-registration.
