Background
The Commonwealth of Massachusetts, through the Division of Capital Asset Management and Maintenance (DCAMM), is seeking proposals to lease office space for use by the MassHealth Organization. The objective is to obtain space most advantageous to the Commonwealth’s needs for the best value.

Work Details
The premises sought will house a MassHealth service center, including a client service area separate from the office space with a large reception area and waiting room for clients. The office is expected to receive approximately 200-300 visitors per day. The location required is in Chelsea, with approximately 12,000 – 14,000 square feet of usable area.
The lease term is for 10 years, and the desired date of occupancy is as soon as possible. Additionally, the proposal should include details on parking spaces, accessible parking, electric vehicle charging stations, landlord’s improvements of premises, property management information, operating expenses and taxes, hazardous substances warranty, building code compliance, and barrier-free access.

Period of Performance
The lease term is for 10 years.
