MASSTC Modular Lab Building

Background
Barnstable County is seeking proposals from qualified contractors for the design, prefabrication, site assembly, and installation of a MASSTC Modular Lab Building. This project aims to establish a water quality laboratory at the Massachusetts Alternative Septic System Test Center in Sandwich, MA. The goal is to deliver a modular building that meets all necessary specifications and is ready for use and occupancy.

Work Details
The contractor's responsibilities include:
- Design and fabrication of the modular building according to specified floor plans.
- Site clearance and preparation work, including grading and excavation.
- Construction of foundations as per plans.
- Delivery of all modular units and construction materials to the site.
- Acquisition of all necessary permits for transportation and installation.
- Complete installation and assembly of modular units in compliance with applicable building codes.
- Connection of all electrical, telecommunications, water, and sanitary services as per specifications.
- Finish grading and debris removal from the site.

Specifications include:
- Foundations with concrete block piers on ABS pads;
- ADA-compliant entrance ramp;
- Load capacity floors;
- Fire-resistant drywall;
- Steel siding;
- High-efficiency windows;
- HVAC systems with zoned ductwork;
- Plumbing fixtures including epoxy laboratory sinks;
- Electrical systems with minimum 200-amp service;
- Low-power LED lighting;
- Fire protection systems;
- Laboratory casework from Kewaunee or equivalent.

Period of Performance
The project is expected to be completed within 12 to 18 months from the date of contract award.

Place of Performance
The contract will be performed at the Massachusetts Alternative Septic System Test Center located at 4 Kittridge Rd, Buzzards Bay, MA.

Bidder Requirements
Bidders must have certification by the Division of Capital Asset Management and Maintenance (DCAMM) for Modular Construction/Prefab. A performance bond equal to 100% of the total contract price is required, along with a labor and materials bond. Bidders must also comply with Massachusetts General Laws regarding minimum wage rates and provide proof of insurance covering various liabilities.
