Background
The Chelsea Housing Authority (CHA) is seeking proposals from qualified firms for elevator maintenance and service for two passenger elevators located at 260 Clark Avenue, Chelsea, MA 02150. This is a 13-story high-rise residential building. The goal of the contract is to ensure reliable, safe, and responsive maintenance over a three-year term, with the possibility of annual renewal based on satisfactory performance.

Work Details
The selected contractor will be responsible for:

- Providing preventive maintenance on both elevators at intervals consistent with manufacturer recommendations and industry standards.
- Performing repairs, adjustments, and safety inspections to ensure compliance with applicable state and federal codes.
- Providing 24-hour emergency response for elevator breakdowns or service interruptions.
- Supplying all necessary labor, tools, parts, and materials to maintain the elevators in good working order.
- Maintaining service logs and inspection reports while providing documentation of all work performed.
- Coordinating with the Chelsea Housing Authority to minimize downtime and disruption to residents.

Period of Performance
Initial term of three years with annual renewals based on performance and service quality.
