Background
The Framingham Housing Authority (FHA) is a public entity that provides subsidized housing and housing assistance to low-income families in Framingham, Massachusetts. The FHA manages approximately 1200 housing units and operates under the regulations of Title 24 of the Code of Federal Regulations and Massachusetts General Law.

The Authority is seeking qualified, licensed, and insured contractors to provide comprehensive Elevator Maintenance and Repair services.

Work Details
The contractor will be responsible for full Elevator Maintenance and Repair services as specified in the contract documents. This includes regular maintenance, emergency repairs, and necessary inspections to ensure compliance with safety standards.

The successful bidder will sign a contract for one year with the possibility of two additional one-year renewals, contingent upon the Authority's discretion. The contract price will be fixed for recurring services as outlined in the attached Form for Quote, along with an estimate for repairs based on hourly rates provided in the bid.

Period of Performance
The contract will commence on September 10, 2025, and conclude on September 9, 2026, with options to renew for two additional one-year periods.

Place of Performance
The services will be performed at various locations managed by the Framingham Housing Authority within the City of Framingham, Massachusetts.

Bidder Requirements
Bidders must be qualified, licensed, and insured contractors. All quotes are subject to applicable bidding laws including M.G.L. c.149 §44A – H and M.G.L. c.30. There are no specific set-aside certifications mentioned.
