Background
Shore Educational Collaborative is seeking proposals from qualified contractors for Custodial Maintenance Services at their facilities located at 201 Crescent Ave, Chelsea, MA. The goal of this contract is to ensure that the four program sites operated by Shore, which serve individuals with disabilities, maintain a clean and safe environment. The selected contractor will supplement existing services through efficient staffing and quality control measures.

Work Details
The contractor will provide custodial services across four locations: Chelsea (two sites), Woburn, and Peabody. Responsibilities include:
- Providing cleaning tools, floor finishing equipment, cleaning products, and consumables.
- Ensuring compliance with state and federal laws, including Massachusetts Occupational Safety and EPA regulations.
- Performing daily cleaning tasks such as emptying trash, washing surfaces, mopping floors, and sanitizing restrooms.
- Conducting monthly quality assurance reports detailing services performed and addressing any missed tasks.
- Maintaining a point of contact for immediate response to custodial needs.
- Ensuring all cleaning products meet DPH standards and providing Material Safety Data Sheets (MSDS).
- Managing staff evaluations monthly and ensuring staff are trained in safety protocols.

Period of Performance
The contract will commence on July 1, 2025, and run through June 30, 2028, with an initial term of three years including two renewal options.

Place of Performance
Services will be performed at four locations: 100 Revere Beach Parkway in Chelsea, 201 Crescent Ave in Chelsea, 10 Forbes Road in Woburn, and 10 Technology Drive in Peabody.

Bidder Requirements
Contractors must have been in business for at least five years and demonstrate experience in cleaning school environments or human service agencies. They must provide proof of insurance coverage as specified in the RFP including general liability and workers' compensation insurance. Additionally, contractors must comply with all applicable federal and state laws regarding employment practices.
