Background
The Central Transportation Planning Staff (CTPS) serves as the staff to the Boston Region Metropolitan Planning Organization (MPO), established in 1973 to provide expertise in comprehensive, multimodal transportation planning and analysis for the Boston region. CTPS is funded through federal and state dollars and collaborates with various transportation entities and municipalities. The goal of this contract is to lease approximately 10,000 square feet of office space within one mile of 10 Park Plaza, Boston, MA, to support its operations.

Work Details
CTPS seeks to lease approximately 10,000 square feet of usable office space that accommodates 70 people. The space must include:
- 55 workstations (minimum size of six by six feet each)
- Eight enclosed offices
- Dedicated space for copier and plotter
- Six enclosed huddle rooms (capacity of three to six people) equipped for conferencing
- One large conference room (minimum capacity of 20 people)
- One medium conference room (capacity for 10 people)
- One wellness/nursing room
- Shared kitchenette with seating for about 10 people.

A single-floor, contiguous layout is preferred. The space must be ADA-compliant and ready for occupancy on or after October 1, 2026. The lessor must provide a turnkey, move-in ready space including all design, architectural, engineering, permitting, and construction services.

Period of Performance
The initial lease term is five years with two optional five-year renewal terms. The preferred occupancy date is on or after October 1, 2026.

Place of Performance
The office space must be located within one mile of 10 Park Plaza in Boston, Massachusetts.

Bidder Requirements
Proposals must meet the Minimum Space Specifications outlined in Section 4 of the RFP. Proposers are required to submit separate technical and price proposals. They must also include signed forms such as the Certificate of Non-Collusion and Certificate of Tax Compliance. Evidence of business registration with the Secretary of the Commonwealth is required.
