Construction Management Services for 2209 Modernization of SeaBeds Way

Background
The Cambridge Housing Authority, acting as Owner’s Project Manager for the NHA Seabeds Way LLC (c/o Needham Housing Authority), is requesting proposals for Construction Management Services for Project 2209 Modernization of Seabeds Way, located in Needham, MA. The goal of this contract is to modernize Seabeds Way with a Guaranteed Maximum Price contract awarded to a Construction Manager.

Work Details
The contractor will provide comprehensive construction management services for the modernization project. This includes overseeing the construction process, ensuring compliance with all applicable regulations, and managing project timelines and budgets. The estimated construction cost is $12.3 million, with an anticipated duration of 14 to 17 months. The contractor must adhere to prevailing wage rates that include both State wage rates and federal Davis Bacon rates, paying the higher of the two for each applicable classification. Proposals must include a bid deposit of at least 5% of the maximum bid amount and require a 100% payment bond and a 100% performance bond upon contract award.
