Description

Background
The City of Aurora is soliciting proposals from qualified contractors to provide comprehensive maintenance, inspection, and performance evaluation services for various elevators and associated equipment within the facilities of the City of Aurora. The goal is to ensure safe, efficient, and reliable elevator operations in compliance with applicable regulations.

Work Details
The contractor will provide all labor, supervision, materials, parts, tools, equipment, and transportation necessary for preventive maintenance, repairs, and inspections on all elevators covered under this agreement. Services include:

- Routine monthly and annual inspections
- Cleaning, lubrication, adjustment and calibration of safety devices
- Inspection of hoist-way and emergency systems
- Replacement of worn parts
- 24/7 emergency response for entrapments or elevator failures

The contractor must conduct annual safety inspections and state-mandated tests (Category 1 & 5 tests) and provide documentation including monthly service reports and an annual condition report with recommendations for upgrades or modernization. All work must comply with state/local codes, OSHA safety requirements, ASME A17.1 Safety Code for Elevators and Escalators, and ADA accessibility standards.

Period of Performance
The contract term is two (2) years from the effective date with an option to renew for two (2) additional one (1) year periods upon mutual agreement.

Place of Performance
Services will be performed at various City of Aurora facilities including City Hall, Stolp Island Parking Deck, Elmslie Building, Public Art Building, Financial Empowerment Center, Fire Museum, Public Works Facility among others located in Aurora, IL.

Bidder Requirements
The contractor must have direct access to required parts and tools for proprietary systems. Subcontracting is not permitted; all work must be performed by the contractor's trained staff. The contractor must carry insurance coverage including general liability and workers’ compensation. A 100% Performance Bond is required.
