The Department of Central Management Services (CMS) of the State of Illinois is seeking to lease approximately 23,803 square feet of general office space located within specific boundaries in Cook County, Chicago. The goal of this solicitation is to find a suitable property that meets the operational needs of the agency while adhering to established building program standards.

Work Details
The contract requires the vendor to provide a minimum of 23,803 square feet of rentable office space that includes various types of personnel spaces, common office areas, specialty spaces, and circulation/support/flex spaces. Specific requirements include:

1. Personnel Space - Total 11,320 SF including:
- Executive Offices (2 offices at 250 SF each)
- Medium Offices (7 offices at 150 SF each)
- Standard Offices (20 offices at 120 SF each)
- Small Offices (10 offices at 100 SF each)
- Medium Cubicles (30 cubicles at 48 SF each)
- Standard Cubicles (25 cubicles at 36 SF each)
- Bench Workstations (40 workstations at 30 SF each)

2. Common Office Space - Total 5,425 SF including:
- Huddle Rooms
- Conference Rooms
- Break Rooms with specific electrical and data outlet requirements.

3. Specialty Spaces - Total 3,091 SF including:
- File Rooms
- Wiring Closets
- Copy/Mail Rooms with specific electrical and data outlet requirements.

4. Flex Space - Total 3,967 SF for mechanical/electrical/plumbing needs.

All spaces must comply with local building codes and accessibility standards.

Period of Performance
The initial lease term is for five years with an option for an additional five-year renewal period.

Place of Performance
The leased property must be located within the designated boundaries in Cook County, Chicago: North: Lake Street/Wacker Drive; South: Van Buren Street; East: Michigan Avenue; West: Halsted Street.

Bidder Requirements
Vendors must be registered in the Illinois Procurement Gateway (IPG) and provide all required disclosures and certifications as part of their response. This includes evidence of site control for the proposed location and compliance with local building codes and accessibility regulations.
