Background
The Department of Central Management Services (CMS) seeks to lease approximately 16,000 square feet of general office space for the Department of Human Services (DHS) in Cook County, specifically within the boundaries defined in Exhibit A.
The goal of this contract is to provide suitable office space that meets the operational needs of the DHS while adhering to state regulations and standards.

Work Details
The contract requires the leasing of a property that meets the following specifications:
- Size: Approximately 16,000 square feet of rentable area.
- Use: Office space for DHS operations.
- Lease Duration: An initial term of five (5) years with an optional renewal term of five (5) years.
- Location: Must be within specified boundaries in Cook County, Chicago, Illinois (North Avenue to 35th Street and Halsted Street to Western Avenue).
- Configuration: The property must include necessary fixtures for heating, cooling, water, electricity, maintenance and repairs, adequate ventilation systems, elevator service, life safety systems maintenance, and cleaning services.
Additionally, it must provide at least 45 parking spaces including 5 ADA-accessible spaces. Data wiring must comply with DoIT requirements and security regulations must be observed.

Period of Performance
The lease will commence upon execution and will last for an initial term of five (5) years with a potential renewal option for an additional five (5) years.

Place of Performance
The leased property must be located within the designated boundaries in Cook County, Chicago, Illinois.

Bidder Requirements
Vendors must have an active registration in the Illinois Procurement Gateway (IPG) to respond to this solicitation.
They are required to submit completed Disclosure for Leasing Vendors or IPG Active Registered Disclosures for Leasing Vendors depending on their registration status. Compliance with accessibility codes and laws is mandatory.
