Sale of Single-Family Market Rate Lot in Baker Subdivision

Background
The City of Ames, Iowa, is issuing a Request for Proposals (RFP) for the sale of single-family market rate lots in the Baker Subdivision, located in West Ames on the former Ames Middle School site. This subdivision is part of the City’s first Neighborhood Revitalization Strategy Area (NRSA), which promotes mixed-income housing development. The project aims to address the ongoing need for affordable housing in Ames, utilizing Community Development Block Grant (CDBG) funding to create a sustainable residential environment through geothermal residential development.

Work Details
The City is seeking qualified and experienced single-family housing developers or builders to purchase between 1 to 6 available lots numbered 9, 13, 14, 16, 17, 21, 22, 23, and 26. The selected Buyer will be responsible for constructing single-family homes that meet the minimum development requirements outlined in the Baker Subdivision Covenants. These include:

- Constructing homes compatible with neighborhood character and design standards.
- Providing a variety of housing styles such as ranch, two-story, and split-level homes.
- Ensuring homes are built as primary residences; rental homes are not permitted.
- Connecting each home to existing geothermal wells for heating and cooling.
- Complying with all applicable city codes including zoning ordinances and building codes.

Period of Performance
The proposals will be accepted until March 31, 2026. The anticipated sale of up to six lots is expected to occur within the year 2026.

Place of Performance
The contract will be performed within the City-owned Baker Subdivision located in West Ames, Iowa.

Bidder Requirements
Bidders must demonstrate experience in home construction that meets the minimum standards set forth in the subdivision covenants. They must also provide financing information for house construction and submit proposals through AmesBids by the specified deadline. The proposal must include acknowledgment of receipt of all addenda and comply with submission requirements outlined by the City.
