Description

Background
The Iowa Medical and Classification Center (IMCC) is seeking to establish a contract for comprehensive cooling tower maintenance and repair services. The selected contractor will provide all necessary labor, materials, equipment, tools, supervision, and expertise to maintain, inspect, repair, and service all cooling tower systems owned by the State of Iowa.

This initiative aims to ensure optimal performance, energy efficiency, regulatory compliance, and extended service life of cooling tower equipment while minimizing downtime.

Work Details
The contractor will be responsible for the following tasks:
- Initial repairs including replacement of fill in all cells (parts and labor), removal and replacement of corroded fill supports (parts and labor), removal and replacement of drift eliminator media & supports (parts and labor), removal and replacement of louver media (parts and labor), removal and replacement of gearboxes (parts and labor), removal and replacement of driveshafts (parts and labor), removal and replacement of casing panel replacements (parts and labor), cleaning branch arms header (labor), removal and replacement of spray system nozzles (parts and labor), as well as any other repairs identified during site visits.
- Emergency repair services with a response time within two hours for notifications.
- Scheduled maintenance services including quarterly inspections, lubrication, testing control systems, documenting water quality parameters, providing detailed reports after each maintenance visit, maintaining comprehensive records for each cooling tower unit, performing annual structural integrity assessments, ensuring compliance with OSHA regulations, EPA regulations, NFPA standards, ASHRAE standards, CTI guidelines, obtaining necessary permits for work performed.

Period of Performance
The contract term will begin on April 15, 2026, and end on April 14, 2027. The Agency has the option to renew the contract for up to five additional annual extensions.

Place of Performance
All services will be performed at the Iowa Medical and Classification Center located at 2700 Coral Ridge Ave., Coralville, IA 52241.

Bidder Requirements
Bidders must demonstrate a minimum of five years of experience in cooling tower maintenance services. They must provide three verifiable references from similar projects. Bidders must hold a valid business license in Iowa; technicians must possess appropriate trade licenses; at least one supervisor must have certification from CTI or AWT; technicians performing electrical work must have appropriate electrical licenses; OSHA safety training is required for all personnel; background checks are mandatory.
