Knoxville Maintenance Garage EPDM Roof Replacement

Background
The Iowa Department of Transportation (DOT) is seeking competitive bids for the replacement of the EPDM roof at the Knoxville Maintenance Garage. The goal of this contract is to ensure the integrity and functionality of the facility's roofing system, which is essential for maintaining operations and protecting assets.

Work Details
The contractor will be responsible for providing all equipment, materials, and labor necessary to complete the roof replacement project at the Knoxville Maintenance Garage. The scope of work includes:

- Removing and salvaging existing ballast for reuse;
- Removing existing EPDM roofing and coverboard;
- Removing and replacing wet polyisocyanurate insulation board (per unit price);
- Removing and replacing metal flashings, scuppers, collector heads, downspouts, and membrane flashings.

The contractor will install new 3" polyiso insulation board with 1/4" DensDeck over a new 60 mil EPDM membrane and reinstall salvaged ballast. All work must adhere to the attached Project Manual and Plans.

Period of Performance
The estimated start date for the contract is July 1, 2026, with an estimated completion date of August 31, 2026. Work must not commence before July 1, 2026.

Place of Performance
The work will be performed at the Knoxville Maintenance Garage located at 300 Weiler Dr., Knoxville, IA 50138.

Bidder Requirements
Bidders must be registered with the Division of Labor in the Iowa Department of Workforce Development according to chapter 91C, Code of Iowa. If the contracted amount is $25,000 or more, a performance and payment bond covering 100% of the contract value is required. The successful contractor must maintain specified insurance coverage as outlined in the Standard Terms and Conditions.
