HHS Cherokee Mental Health Institute Tuckpointing Phase 2.2

Background
The Iowa Department of Administrative Services (DAS) is seeking proposals from qualified design companies for professional evaluation and design services for the HHS Cherokee Mental Health Institute Tuckpointing Phase 2.2 Project. This project aims to address tuckpointing repairs at the Cherokee Mental Health Institute, ensuring compliance with all relevant codes and standards.

Work Details
The selected firm will provide comprehensive design services, including:
1. Evaluation of existing buildings (Administration Building, South Buildings A, B, C, and North Buildings A, B, C) and a separate evaluation for the Volding Building.
2. Recommendations for materials based on quality and price.
3. Coordination of drone or lift usage for building evaluations.
4. Field examinations and surveys as required.
5. Compliance with federal, state, and local codes during design and construction phases.
6. Quality control throughout the project lifecycle.
7. Construction administration tasks including managing submittals, change orders, pay applications, site visits, and punch list development.
8. Preparation of construction documents and specifications.

Period of Performance
The contract is expected to commence upon execution in the week of December 8th, 2025, with a tentative design kick-off meeting scheduled for the week of January 5th, 2026. The project is anticipated to conclude by September 2026.

Place of Performance
The work will be performed at the Cherokee Mental Health Institute located in Cherokee, Iowa.

Bidder Requirements
Firms must be registered with the Office of the Iowa Secretary of State and have sufficient qualified staff to deliver required services efficiently within specified timelines. Professional liability insurance in the amount of $2 million is required.
