DOC 5JD FT DM Bldg 71 & 73 Roof Replacement

Background
The Iowa Department of Administrative Services (DAS) is seeking professional design services for the schematic design for repairs and stabilization of Buildings 71 and 73 located at Fort Des Moines Correctional, which is part of the Iowa Department of Corrections. The buildings have significant deterioration leading to water infiltration, particularly through the roofs. They are on the National Register of Historic Places, necessitating coordination with the State Historic Preservation Office (SHPO).

Work Details
The contract will involve comprehensive design services including:

- Structural evaluation of existing masonry walls, columns, and roof structure.
- Evaluation of the building envelope.
- Recommendations for repairs and stabilization.
- Evaluation of water damage on the interior.
- Coordination with SHPO.
- Use of construction management software.
- Field examination of existing buildings.
- Minor drawing work for hazardous materials bid package.
- Survey work.
- Compliance with all applicable codes.
- Quality control during design.
- Completion of state building and energy code documents.

The designer will also provide a detailed input schedule to the Construction Manager and assist in evaluating long lead times. The RFP allows for negotiation with the successful firm for additional services after schematic design completion.

Period of Performance
The contract execution is expected to begin in the week of May 5, 2025, with a tentative design kick-off meeting in the week of May 12, 2025. The final submission for 100% schematic design and cost opinion is due by July 11, 2025.

Place of Performance
The work will be performed at Fort Des Moines Correctional located in Des Moines, Iowa.
