Roof Repairs And Maintenance Services For The Waimano Hale Complex

Background
The State of Hawaii, Department of Health (DOH), Developmental Disabilities Division (DDD) seeks quotes for roof repair and maintenance services for the Waimano Hale Complex.
The goal is to ensure the integrity and functionality of the roofs across all buildings (Hale A through F) located at 2201 Waimano Home Road, Pearl City, Hawaii 96782.
The contract aims to address inspection for damage, identification of repairs needed, and ongoing maintenance to support the mission of the agency.

Work Details
The contractor will provide services including:
1. Roof Repair:
- Prioritize repairs for leaking roofs at Hale A, D, and F before proceeding to Hale B, C, and E.
- Install safety measures such as barricades and warning signs before work begins.
- Remove debris and pressure wash roof surfaces to prepare for repairs.
- Replace drains and repair plumbing as necessary.
- Apply rust primer on gutters and a roof coating based on manufacturer specifications.
- Clean up all debris from the work site after completion.

2. Ongoing Inspection, Maintenance, and Minor Repairs:
- Conduct quarterly inspections of all buildings to identify needed repairs.
- Provide preventive maintenance including gutter cleaning and minor repairs.
- Respond to emergency leaks within 24 hours with necessary temporary repairs.

3. Warranty:
- Provide a 20-year materials and workmanship warranty upon final inspection by the manufacturer’s representative.

4. Subcontractors:
- Ensure all subcontractors meet requirements specified in the solicitation.

Period of Performance
The contract will be for a period of twelve (12) months starting June 1, 2025, with an option to extend for up to five additional twelve-month periods upon mutual agreement.

All services will be performed at the Waimano Hale Complex located at 2201 Waimano Home Road, Pearl City, Hawaii 96782.
