Background
The Hawaii Community Development Authority (HCDA) is a body corporate and public instrumentality of the State of Hawaii, administratively attached to the Department of Business, Economic Development & Tourism.

The HCDA owns a 13,030 square foot parcel of land at 1085 Ala Moana Boulevard, Honolulu, Hawaii, which includes the Charterboat Building. The purpose of this contract is to secure property management services for the Kewalo Basin Charterboat Building, currently leased to four tenants for office and commercial retail space.

Work Details
The Contractor shall provide comprehensive property management services including:
1. **Property Management**: Act as primary contact for tenant inquiries 24/7; facilitate insurance claims for personal injuries and vehicle damages; report security concerns; manage public safety hazards; market premises for new tenants.

2. **Janitorial Services**: Daily cleaning and sanitizing of restrooms (two multi-stall restrooms), maintaining logs, replenishing supplies, and inspecting premises for hazards. Weekly litter removal from outdoor areas.

3. **Landscaping Services**: Monthly mowing and turf edging; semi-annual tree trimming; as-needed debris removal.

4. **Maintenance and Repairs**: Conduct weekly inspections and repairs on building structure, roof, lighting, plumbing, HVAC systems, and parking lot. Emergency repairs must be reported immediately to HCDA.

Period of Performance
The contract will last for thirty-six (36) months from the Notice to Proceed date issued by HCDA, with two options to extend for an additional twelve (12) months each.

Kewalo Basin Charterboat Building located at 1085 Ala Moana Boulevard, Honolulu, HI 96813.

Bidder Requirements
Bidders must have a minimum of five (5) years of experience in building management services similar in size and scope. They must maintain a permanent office on Oahu during the contract period. Bidders are required to submit proof of applicable licenses/certifications with their bid. Additionally, they must comply with Section 103-55 HRS regarding wage rates for employees performing similar work.
