Mililani High School Teacher Workforce Housing Project

Background
The State of Hawaii School Facilities Authority (“SFA”) is soliciting proposals from experienced real estate developers and development teams interested in playing a lead role in the design, building, financing, operation and maintenance of new teacher workforce housing to be located on the Mililani High School campus in Mililani, Hawaii. The primary goals of the Project include providing schoolteachers with rental housing units at below market rates and contributing to the ongoing financial sustainability of SFA’s mission.

Work Details
The Developer selected as a result of this RFP will be responsible for designing, planning, constructing and operating new multifamily rental units in a variety of configurations (with a preference for studios, 1-, and 2- bedrooms) at affordable rents set at or below one hundred twenty percent (120%) of the area median income (“AMI”) for a period of sixty-five (65) years.
The Project will be situated on a parcel of real property located on the Mililani High School Campus.
The Developer’s scope of work includes project site preparation, financing affordable housing, design and planning, obtaining entitlement approvals, community engagement, sustainability measures, construction activities, operation and management.

Period of Performance
The contract will be performed over an estimated period from the release date on December 15, 2023, to the Contract Start Date on August 5, 2024.

The geographic location for this contract is Mililani High School campus in Mililani, Hawaii.
