Honuakaha Senior Rental Project Unit Improvements

Background
The Hawaii Community Development Authority (HCDA) is a public instrumentality of the State of Hawaii, attached to the Department of Business, Economic Development & Tourism. The HCDA owns the Honuakaha Senior Rental Project, a low-income housing project located at 545 Queen Street in Honolulu. The project aims to upgrade and repair units within the Honuakaha Senior Rental Project, which consists of 151 units for elderly residents.

Work Details
The Contractor is required to provide all supervision, labor, equipment, tools, supplies, materials, and services necessary to complete renovations and improvements for senior rental units. The scope includes:

1. Kitchen Improvements: Removal and replacement of cabinets, countertops, stoves, refrigerators, sinks; installation of new appliances including Hot Point ranges and GE refrigerators; installation of quartz countertops and faucets.

2. Flooring Replacement: Removal of existing flooring and installation of luxury vinyl tiles in living rooms and kitchens.

3. Air Conditioning Alcove Replacement: Removal of damaged wood and installation of new tile tops and air conditioning units.

4. Bathroom Improvements: Replacement of cracked tiles, toilets, medicine cabinets, sinks; installation of new fixtures.

5. Bulky Item Removal: Proper disposal of large appliances and fixtures.

6. Lighting Improvements: Installation of recessed lights in various rooms.

7. Interior Painting: Repainting walls in specified units.

8. Drywall Repair: Repairing drywall in specified areas.

9. Pest Inspection and Treatment: Inspecting all units for pests and treating as necessary.

10. Door Replacement: Replacing front doors for specific units.

Period of Performance
The contract will be performed over a period of twelve (12) consecutive months from the date of the Notice to Proceed issued by the HCDA.

Place of Performance
The work will be performed at the Honuakaha Senior Rental Project located at 545 Queen Street, Honolulu, Hawaii 96813.

Bidder Requirements
Bidders must have a minimum of ten (10) years' experience in residential renovations and repairs. They must possess valid State of Hawaii Contractor B General Building licenses along with electrician and plumber licenses. Bidders must maintain a permanent office on Oahu during the contract period and comply with all applicable laws including tax clearances and insurance requirements.
