The Georgia State Financing and Investment Commission on behalf of the Technical College System of Georgia ( Owner/Using Agency or ''TCSG'') and Gwinnett Technical College, is seeking firms interested in providing Design Professional Services for a project known as Project No. LOCL-TBD Culinary Expansion Lawrenceville Campus.
Background
The Georgia State Financing and Investment Commission, on behalf of the Technical College System of Georgia (TCSG) and Gwinnett Technical College, is seeking firms to provide Design Professional Services for the Culinary Expansion project at the Lawrenceville Campus. The goal of this project is to renovate and construct a culinary bakery kitchen within the existing Building G, enhancing educational facilities for students in the Culinary Arts program.

Work Details
The selected Design Professional will be responsible for:

1. Performing design work up to and including construction documents, specifications, and owner’s project requirements for the renovation/construction of a culinary bakery kitchen.

2. Programming adequately to the square footage identified by the owner within Building G.

3. Preparing construction documents that cover all structural, MEP (Mechanical, Electrical, and Plumbing), life safety features, and FF&E-related kitchen equipment.

4. Conducting bi-weekly design meetings to provide updates and receive feedback on progress.

5. Including a cost management exercise during various design phases with findings shared with the owner before moving to the next phase.

The project aims to convert approximately 1,850 square feet of office space into a student-run Culinary Arts and Baking Kitchen adjacent to an existing culinary kitchen. The design must specify all necessary culinary fixtures such as ovens, stoves, fryers, freezers, refrigerators, etc., ensuring compliance with health department regulations.

Period of Performance
Design Professional services are anticipated to commence in July 2025 with completion of the design phase expected by December 2025. The construction start date is yet to be determined.

Bidder Requirements
Firms must meet minimum qualifications including:

- Not being debarred or suspended from contracting.
- Being registered to do business in Georgia.
- Providing necessary documentation such as insurance coverage details.
- Completing required forms (Certification Form, Contractor Affidavit under O.C.G.A §13-10-91(b)(1), Disclosure Statement).

Additionally, preference will be given to firms that are minority-owned or woman-owned businesses.
