Timber Ridge Renovations

Background
The Douglas County Board of Commissioners is seeking bids from a general contractor to provide interior renovations for a Development Services office located at 4655 Timber Ridge Drive in Douglasville, Georgia.
The existing building was constructed around 2006 and was formerly occupied by Strayer University. The building is two stories, brick, and approximately 17,000 square feet.

Work Details
The project scope includes comprehensive interior renovations with the following key components:
1. Demolition of existing structures as indicated in the overall demolition plans for both floors.
2. Construction of new interior partitions as per specified types and details.
3. Installation of ADA compliant interior signage throughout the facility, including restrooms, offices, and common areas based on APCO Graphics specifications.
4. Finishing work including painting of existing exterior guardrails with Sherwin Williams high-performance coating (PT-4), which includes one prime coat, one intermediate coat, and one topcoat as per manufacturer's recommendations.
5. Provision of door hardware with an allowance of $40,000; fixtures, furnishings & equipment with an allowance of $300,000; and refurbishment of the existing exterior monument sign with an allowance of $30,000.
6. Compliance with all applicable codes including IBC 2018 and NFPA 101 for life safety.

Period of Performance
The construction schedule shall consist of a duration of ninety calendar days (90) from Notice to Proceed (NTP) to substantial completion and thirty calendar days (30) from substantial completion to final completion.

Place of Performance
The contract will be performed at the Development Services office located at 4655 Timber Ridge Drive, Douglasville, Georgia.
